WHO WE ARE
Don't Rely On Luck. Trust Your Neighbor.
Kismet Fence is a locally owned Licensed Contractor, No. 0446811126. Our shop is in Farmington, about 16 miles and 26 minutes from Elkins.
Elkins sits immediately east of Fayetteville in the Boston Mountains and has about 3,600 people. Its Land Use Code sets no fence height for a home and allows fences in any yard, as long as they do not block visibility.
The code does name fences as structures, and structures need a building permit unless they are small enough to be exempt. It does not say how that applies to a fence, so we settle the permit question with City Hall before we build.
In Elkins the first question is the permit, not the height. We ask the city before every job, and pull the permit when one is needed.
After that it comes down to how the fence is built, and we start with post holes dug deeper.
Our wood gates have metal frames and metal posts, so they do not sag.
We warranty the workmanship for the lifetime of the fence.

CUSTOM WOOD & PRIVACY FENCES
Elkins’s code sets no fence height for a home lot, so a six-foot privacy fence is a straightforward build once the permit question is settled with the city.
Covenants: a subdivision can set a height the city does not, so we read yours before we quote.
Any yard: the code allows fences, walls and posts in any yard, the front included, as long as they do not block visibility.
Styles: horizontal, shadowbox, board-on-board or side-by-side, in cedar or pressure-treated pine.
Posts and gates: metal gate frames and posts are standard, and PostMaster steel posts are an option.
See our cedar fences, pressure-treated pine fences, horizontal fences and steel post upgrade.
ORNAMENTAL STEEL & ALUMINUM
Elkins allows a fence in the front yard, as long as it does not block visibility. A metal fence you can see through is the simple way to fence the front and keep sight lines at the driveway and the corner.
Styles: extended picket, flat top and puppy picket aluminum, or welded steel in black.
Sight triangle: the code’s landscaping rules require screening to break at driveways and walkways so the sight triangle stays clear, and we keep fences out of it too.
Pools: a pool barrier in Elkins follows the state pool code.

RESIDENTIAL & COMMERCIAL CHAIN LINK FENCES
Chain link is the most cost-effective fence for an Elkins back yard or dog run, and the city sets no height for it at a home.
Residential: galvanized or black vinyl-coated mesh.
Commercial: commercial-grade mesh with security options. New commercial or industrial development next to homes owes a 50-foot buffer, and fencing at least 10 feet high is one of the options the code lists for it.
Pools: pool runs are built with 1-1/4-inch mesh, because 2-inch mesh is too open for the pool code.
VINYL & COMPOSITE
With no city height limit at a home, a vinyl or composite fence in Elkins is limited mainly by your subdivision’s covenants and by sight lines at the street.
Vinyl: privacy panels in white or tan, with a heavier wall than big-box panels.
Composite: FenceTrac, Trex, TimberTech and SimTek.
Permit: the same question applies as for wood, and we ask the city first.

FARM & RANCH FENCES
Elkins’s agricultural district allows farms with livestock, horse training and animal farms for show, and the code sets no fence height there.
What we build: field fence, no-climb horse fence, high-tensile wire, welded pipe and livestock panels.
Zoning first: the district decides what the land can be used for, so we check the zoning before we set a post.
GATE AUTOMATION
A driveway gate in Elkins has one rule to meet: it cannot block visibility where the drive meets the road.
Gate types: walk gates, estate swing gates, and sliding or cantilever gates for wider openings.
Openers: solar or hard-wired, with a keypad, remote or phone app.
Permit: a gate is part of the fence, so it goes into the same permit question we ask City Hall.

Elkins Fence Rules Code & Permit Guide
Elkins keeps its rules in one Land Use Code. It sets no fence height for a home, but it counts a fence as a structure, keeps corners clear and spells out buffers between homes and businesses. This is what the code says, and where it came from.
PlanningFences count as structures here. Ask City Hall about a permit, (479) 643-3400.
Permits
Elkins’s Land Use Code puts fences on its list of structures.
Do I need a permit for a fence?
Ask first. We do. Elkins’s Land Use Code says no structure can be built without a building permit, and it names fences as structures. It exempts structures of 400 square feet or less with no utilities, but it does not say how that measure applies to a fence, so we check with the city before every Elkins job. When a fence needs a permit, we pull it for you.
Who do I ask?
City Hall, 1874 Stokenbury Rd., (479) 643-3400.
How Tall Can My Fence Be?
Elkins’s code does not set a number for a home fence.
Is there a height limit?
Not in the Land Use Code. It allows fences in any yard, subject to its limits on blocking visibility. Subdivision covenants can set a height the city does not, so we read yours before we quote.
Can a fence go in my front yard?
Yes. The code allows fences, walls and posts in any yard, the front included, as long as they do not block visibility.
Corners And Driveways
Visibility is where Elkins draws the line.
What about corner lots and driveways?
Keep the sight lines clear. Elkins’s yard rules make fences subject to limits on blocking visibility, and its landscaping rules require screening to break at driveways and walkways so the sight triangle stays clear. We keep fences out of the sight triangle at corners and drives.
Farm And Livestock
Elkins’s agricultural district is built for livestock.
Can I keep livestock?
In the agricultural district. Farms with livestock are a permitted use there, along with horse training and animal farms for show, and the code sets no fence height for them.
Commercial Buffers
Where a business meets homes, Elkins’s code spells out the buffer.
What buffer does a business next to homes need?
A 50-foot, four-season buffer between homes and new commercial or industrial development, built from at least two of the options the code lists. One option is landscaping, fencing or walls at least 10 feet high; another is a landscaped berm at least 6 feet high.
Can a fence go inside a buffer?
Along the rear property line, yes. The code keeps structures out of buffer areas but makes an exception for fences along rear property lines.
Pools
The state residential code sends pools to the International Swimming Pool and Spa Code. Its barrier rules decide what a pool fence in Elkins must be.
Does a pool need a permit?
Plan on one. Elkins requires a building permit for structures, and the state residential code exempts only small prefabricated pools under 24 inches deep. The barrier has to meet the rules below.
How tall does a pool fence have to be?
48 inches, measured on the outside of the fence, and that height has to hold for 3 feet out from the fence so nothing outside becomes a step up.
How big can the gaps be?
Smaller than a 4-inch ball. No opening may let a 4-inch sphere through, and the gap under the fence can be no more than 2 inches over grass or gravel, or 4 inches over concrete.
Can I use chain link around a pool?
Only small mesh. Chain link openings can be no larger than 1-3/4 inches, so standard 2-inch mesh does not qualify. We use 1-1/4-inch pool mesh.
Does it matter which side the rails are on?
Yes. If the tops of the horizontal rails are less than 45 inches apart, the rails go on the pool side and pickets can be no more than 1-3/4 inches apart. With rails 45 inches or more apart, pickets can be up to 4 inches apart.
What does the gate need?
Self-closing and self-latching. It must open away from the pool and take a lock, with the latch release at least 54 inches up unless the release is on the pool side. On a double gate, one leaf stays secured in place.
