WHO WE ARE
Don't Rely On Luck. Trust Your Neighbor.
Kismet Fence is a locally owned Licensed Contractor, No. 0446811126. Our shop is in Farmington, about 63 miles and an hour and twenty minutes from Holiday Island.
Holiday Island is a planned community of about 2,500 people on Table Rock Lake, and it became a city after a 2020 vote. That history leaves it with two sets of fence rules: the city’s zoning code, and the neighborhood covenants enforced by the Holiday Island Planning Commission.
Between them, a fence stays behind the front of the house, tops out at 8 feet, and has to be built from decorative materials. We check both before we build.
In Holiday Island the fence has to be approved before it is built. The Planning Commission wants a dimensioned plot plan and elevations or photos showing the location and type.
We put that package together, then build what was approved, starting with deeper post holes.
Wood gates get a metal frame and metal posts so they hang straight.
The workmanship carries our lifetime warranty.

CUSTOM WOOD & PRIVACY FENCES
Holiday Island’s covenants allow decorative wood, and the city allows fences up to eight feet. The covenants are the stricter set on where it can go: no fence can extend past the front of the house.
Golf course lots: next to the golf course, a fence cannot extend past the rear of the house and its attached improvements.
Posts inside: the city wants posts and rails on the inside or hidden from view, which is how we build.
Styles: cedar or pressure-treated pine, built side-by-side, board-on-board, shadowbox or horizontal.
On the lot: we walk the line before quoting, because trees and slope decide where the posts can go.
Approval: the Planning Commission approves the location and type before we build. It is covenant approval, not a permit.
See our cedar fences, pressure-treated pine fences, horizontal fences and steel post upgrade.
ORNAMENTAL STEEL & ALUMINUM
Decorative metal is one of the fence types Holiday Island’s covenants name, along with brick, stone, decorative wood and decorative synthetic.
Front of the house: the city allows decorative fencing up to 36 inches in a front yard, but the covenants keep any fence from extending past the front of the house. We plan around the stricter rule.
Styles: aluminum with flat top, extended picket or puppy picket, and welded black steel.
Steel finish: exposed steel has to be galvanized or have a color finish coat against rust.

RESIDENTIAL & COMMERCIAL CHAIN LINK FENCES
Chain link is the one wire fence Holiday Island’s covenants allow. Every other wire fence is ruled out.
Residential: galvanized or black vinyl-coated mesh, behind the front of the house.
Propane tanks: the covenant regulations require propane tanks to be screened or fenced so they cannot be seen from the street, and we build screening runs for that.
Pools: standard 2-inch chain link does not meet the pool code, so pool runs use 1-1/4-inch mesh.
VINYL & COMPOSITE
Holiday Island’s covenants allow decorative synthetic fences. We submit vinyl and composite under that category and let the Planning Commission approve the type and location first.
Vinyl: privacy panels in white or tan.
Composite: Trex, FenceTrac, TimberTech and SimTek.
Upkeep: the city requires fences to stay upright and keep their original finish, and vinyl needs no refinishing.

FARM & RANCH FENCES
Farm fence is limited in Holiday Island. The covenants rule out wire fences other than chain link, and the city prohibits barbed wire and electric fence on lots under 1 acre.
What that leaves: chain link, in galvanized or black vinyl-coated, or a decorative wood or metal fence.
Outside the covenants: if your land is not under a Holiday Island unit’s covenants, tell us, and we check the city rules for it with City Hall, (479) 379-8040.
GATE AUTOMATION
A gate is part of the fence the Planning Commission approves, so it goes on the same plot plan. The covenants keep fences behind the front of the house, so we confirm any gate at the front of the lot with the commission before quoting.
Gate types: walk gates, swing gates, sliding gates and cantilever gates.
Openers: solar or hard-wired, controlled by keypad, remote or phone.

Holiday Island Fence Rules Code & Permit Guide
Holiday Island has two sets of fence rules: the city’s Zoning Code and the neighborhood covenants reviewed by the Holiday Island Planning Commission. A fence has to meet both. This is what they say, and where they came from.
Read the City CodeThe covenants are reviewed by the Holiday Island Planning Commission, (479) 244-6545.
Two Sets Of Rules
Holiday Island has city rules and neighborhood covenants, and a fence has to meet both.
Who regulates fences in Holiday Island?
Two groups. The City of Holiday Island’s zoning code sets heights and construction rules (Sec. 152.199). The Holiday Island Planning Commission, which enforces the neighborhood covenants, checks each fence against the Declaration of Reservations for its unit.
Do I need approval?
Covenant approval, not a permit. The Holiday Island Planning Commission does not issue a permit for a fence, but it has to approve the location and type first. That means a fully dimensioned plot plan showing the fence’s size and location, plus elevations or photos. We confirm any city permit with City Hall, (479) 379-8040.
What if a fence breaks the covenants?
Fines up to $50 a day. If a covenant violation is not resolved within 90 days of a written complaint, the commission can fine up to $50 a day, to a maximum of $1,500.
How Tall And Where
The covenants are stricter than the city on where a fence can go.
How tall can my fence be?
8 feet, unless the city’s Planning Commission approves more. Fencing in industrial districts and around tennis courts and other recreational amenities is exempt.
Can I put a fence in my front yard?
Usually not. The city allows decorative fencing up to 36 inches in a front yard, but the covenants say no fence can extend past the front of the house. The stricter rule is the one to plan around.
What if my lot backs up to the golf course?
Behind the house only. On lots next to the golf course, the covenants keep fences from extending past the rear of the house and its attached improvements.
What about corner lots?
Keep the sightline clear. Fences have to meet the city’s corner visibility standard, and the covenants bar any fence that interferes with traffic at an intersection.
Materials And Construction
The covenants limit materials, and the city sets construction standards.
What materials are allowed?
Decorative ones. The covenants allow brick, stone, decorative wood, decorative metal or decorative synthetic fences, and rule out wire fences except chain link.
Which side faces out?
The finished side. The city requires residential fences to have the posts and rails inside the fence or hidden from view. A fence beside a nonresidential district is exempt, and so is one where the neighbor agrees to a plan with posts on their side.
Do steel posts need a finish?
Galvanized or coated. Exposed steel has to be galvanized or have a color finish coat that protects it from rust.
How does a fence have to be kept up?
As built. The city expects a fence to stay upright with its original finish. Boards, pickets or posts that go missing have to be replaced promptly with the same type and quality.
Barbed Wire And Propane Tanks
Two more rules worth knowing.
Are barbed wire or electric fences allowed in Holiday Island?
Only on 1 acre or more. The city prohibits barbed wire and electric fences on lots under 1 acre, and the covenants rule out wire fences other than chain link.
Does my propane tank need a fence?
A screen or fence. The covenant regulations require propane tanks to be screened or fenced so they cannot be seen from the street.
Pools
The city’s fence rules send pool barriers to the building code’s pool enclosure requirements.
Does a pool need a permit?
Plan on one. The state residential code exempts only small prefabricated pools under 24 inches deep, and the barrier has to meet the rules below.
How tall does a pool fence have to be?
48 inches, measured on the outside of the fence, and that height has to hold for 3 feet out from the fence so nothing outside becomes a step up.
How big can the gaps be?
Smaller than a 4-inch ball. No opening may let a 4-inch sphere through, and the gap under the fence can be no more than 2 inches over grass or gravel, or 4 inches over concrete.
Can I use chain link around a pool?
Only small mesh. Chain link openings can be no larger than 1-3/4 inches, so standard 2-inch mesh does not qualify. We use 1-1/4-inch pool mesh.
Does it matter which side the rails are on?
Yes. If the tops of the horizontal rails are less than 45 inches apart, the rails go on the pool side and pickets can be no more than 1-3/4 inches apart. With rails 45 inches or more apart, pickets can be up to 4 inches apart.
What does the gate need?
Self-closing and self-latching. It must open away from the pool and take a lock, with the latch release at least 54 inches up unless the release is on the pool side. On a double gate, one leaf stays secured in place.
