WHO WE ARE
Don't Rely On Luck. Trust Your Neighbor.
Kismet Fence is a locally owned Licensed Contractor, No. 0446811126. Our shop is in Farmington, about 15 miles and 19 minutes south of Tontitown.
Tontitown had about 4,300 people at the 2020 census and has been growing fast. The city requires a permit for every fence. Its code also keeps anything taller than 36 inches behind the front of the house, puts the posts and rails on your side, and holds a 25-foot triangle clear at corners.
We pull the fence permit with a site plan and build to Sec. 153.215 of the zoning code.
Tontitown’s code says how a fence has to be kept, not only how tall it can be. It has to stay upright, keep its finish, and have missing boards, pickets or posts replaced with the same kind.
A fence stays upright from the ground up, which is why our post holes are deeper.
Our wood gates are built on metal frames with metal posts, so the gate is not the first thing to lean.
The workmanship carries our warranty for the lifetime of the fence.

CUSTOM WOOD & PRIVACY FENCES
Tontitown allows fences up to eight feet, with the Planning Commission able to approve more. Anything over 36 inches has to stay behind the front of the house, and every fence needs a permit, which we pull.
Posts on your side: in residential districts the posts and rails go inside the fenced area or out of sight from outside it. If a neighbor agrees to posts on their side, we want that in writing first.
Styles: cedar or pressure-treated pine, built side-by-side, board-on-board, shadowbox or horizontal, with dog-ear pickets.
Placement: the city’s permit rules keep fences 5 feet back from the street or right-of-way and out of platted drainage easements.
Steel posts: exposed steel has to be galvanized or carry a finish coat. The steel posts we use are galvanized or coated.
See our cedar fences, pressure-treated pine fences, horizontal fences and steel post upgrade.
ORNAMENTAL STEEL & ALUMINUM
Decorative fencing up to 36 inches is the one fence Tontitown allows in a front yard without Planning Commission approval. Ornamental aluminum or steel at that height marks the yard without walling it off.
Corners: on a corner lot nothing can block the view between 2 and 8 feet inside the 25-foot sight triangle, so we run the fence line around it.
Styles: flat top, extended picket and puppy picket aluminum, and black welded steel with a finish coat.
Pools: Tontitown sends pool enclosures to the building code’s pool barrier rules, and a picket pool fence is built to them.

RESIDENTIAL & COMMERCIAL CHAIN LINK FENCES
Chain link needs the same Tontitown fence permit and site plan as any other fence, and it follows the same 36-inch limit in front of the house.
Residential: galvanized mesh needs no added finish under the city’s steel rule, and black vinyl-coated mesh is the quieter look for a back yard.
Businesses: heavier commercial mesh with privacy slats and security options. Fencing in the industrial district is exempt from the 8-foot height limit.
Pools: pool runs get 1-1/4-inch mesh, because standard 2-inch mesh is too open for a pool barrier.
VINYL & COMPOSITE
Tontitown expects a fence to stay in its original condition. Vinyl and composite have no stain or paint to keep up, and no boards to rot.
Vinyl: solid privacy panels in white or tan, built heavier than big-box panels.
Composite: Trex, SimTek, TimberTech and FenceTrac.
Where it goes: behind the front of the house, up to 8 feet, with a permit.

FARM & RANCH FENCES
Tontitown draws its line at one acre. Barbed wire and electric fence are prohibited on any lot smaller than that.
Under an acre: woven wire, no-climb and field fence hold animals without barbs or a charge, and we build all three.
An acre or more: the ban does not apply, so larger tracts have more options. We check the lot size before we quote.
Also built: high-tensile wire, welded pipe and livestock panels.
GATE AUTOMATION
A driveway gate in Tontitown sits at the front of the lot, where anything over 36 inches needs Planning Commission approval unless it stays behind the front of the house.
Gate types: walk gates, estate swing gates, sliding gates and cantilever gates.
Openers: solar or hard-wired, with keypad, remote or phone control.
Permit: the gate goes on the same site plan as the fence, 5 feet back from the street.

Tontitown Fence Rules Code & Permit Guide
Tontitown keeps its fence rules in its zoning code, Sec. 153.215, and the city requires a permit for every fence. This is what the code and the city’s permit rules say, and where they came from.
Fence PermitEvery fence needs a permit here. Building Department, (479) 361-2700.
How Tall Can My Fence Be?
Tontitown sets one limit for the lot and a lower one for the front yard.
What is the height limit?
8 feet. Fences cannot exceed eight feet unless the Planning Commission approves more (Sec. 153.215). Fencing in the industrial district, and around tennis courts and other recreational amenities, is exempt from the limit.
What about my front yard?
36 inches, unless the Planning Commission approves more. On a typical residential lot, a fence taller than 36 inches cannot sit in the front yard or any closer to the front property line than the front of the house. Decorative fencing up to 36 inches is allowed in front yards.
Permits
Tontitown requires a permit for every fence.
Do I need a permit for a fence?
Yes, for every fence. The city requires a fence permit for all fences, with a site plan. There is no extra charge when the fence is part of a new home permit. When a fence needs a permit, we pull it for you.
Who issues it?
The Building Department, 235 E. Henri de Tonti Blvd., (479) 361-2700.
Where Can A Fence Go?
Three placement rules apply to fences in Tontitown.
How close to the street can a fence be?
At least 5 feet back. The city’s fence permit rules keep fences at least 5 feet from the street or public right-of-way.
Can a fence go in a drainage easement?
No. Fences cannot be placed in a platted drainage easement.
What about corner lots?
Keep the sight triangle clear. On a corner lot where two two-way streets meet, nothing may block vision between 2 and 8 feet above the curb inside a triangle measured 25 feet along each street-side property line from the corner (Sec. 153.213). The city can make that triangle larger where traffic safety calls for it. We run the fence line around it.
Which Side Faces Out?
Tontitown writes the finished-side rule into its zoning code.
Which side has to face the neighbors?
The finished side. In residential districts, the posts and rails have to be inside the fenced area or hidden from view of anyone outside it (Sec. 153.215).
Are there exceptions?
Two. The rule does not apply where the fence borders a nonresidential zoning district, or where the owner of the lot next to the fence agrees to a plan that puts the posts on the outside. If you have that agreement, we want it in writing before we build.
Do steel posts need a finish?
Yes, unless they are galvanized. All exposed steel other than galvanized metal needs a color finish coat and protection against rust and corrosion.
What does Tontitown expect for upkeep?
Upright and complete. Fences have to stay upright and in their original condition, and missing boards, pickets or posts have to be replaced promptly with the same type and quality of material.
Barbed Wire And Electric Fences
Tontitown draws this line at one acre.
Can I put up barbed wire or an electric fence?
Not on a lot under 1 acre. Barbed wire and electrified fences are prohibited on all lots of less than one acre (Sec. 153.215). At an acre and up, the city’s fence rules do not prohibit them.
What can I use for animals on a smaller lot?
Woven wire, no-climb and field fence all work without barbs or a charge, and we build all three.
Pools
Tontitown’s fence rules send pool and spa enclosures to the International Code Council’s pool barrier rules.
Does a pool fence need a permit?
Yes. Every fence in Tontitown needs a fence permit, and the pool itself goes through the Building Department. The barrier has to meet the rules below.
How tall does a pool fence have to be?
48 inches, measured on the outside of the fence, and that height has to hold for 3 feet out from the fence so nothing outside becomes a step up.
How big can the gaps be?
Smaller than a 4-inch ball. No opening may let a 4-inch sphere through, and the gap under the fence can be no more than 2 inches over grass or gravel, or 4 inches over concrete.
Can I use chain link around a pool?
Only small mesh. Chain link openings can be no larger than 1-3/4 inches, so standard 2-inch mesh does not qualify. We use 1-1/4-inch pool mesh.
Does it matter which side the rails are on?
Yes. If the tops of the horizontal rails are less than 45 inches apart, the rails go on the pool side and pickets can be no more than 1-3/4 inches apart. With rails 45 inches or more apart, pickets can be up to 4 inches apart.
What does the gate need?
Self-closing and self-latching. It must open away from the pool and take a lock, with the latch release at least 54 inches up unless the release is on the pool side. On a double gate, one leaf stays secured in place.
